SATELLITE ANTENNA MINIMIZATION STUDIES  
 
Studies to establish the feasibility and practicality of 
minimizing the number of satellite antenna in Lakewood 
Vista have been ongoing for more than a year.  
 
Originally, Direct TV and Dish Network were invited to 
assist the board in establishing whether or not technically 
feasible approaches are available to minimize the number of 
satellite antenna at Lakewood Vista.  
 
Dish Network established that technically feasible 
approaches do exist and proposed one approach. In that 
proposal, Lakewood Vista would have had to invest $20,000 
dollars up front for equipment and installation. The board 
rejected that approach due to the number of satellite 
antennas to be installed and the cost.  
 
MHO Network contacted the board with a proposal that would 
install a minimum number of antennas per building on an as 
ordered basis. This proposal also would take advantage of 
a new Dish Network business model that would allow reducing 
the number of Dish Network subscriber antennas already 
installed. While MHO Network would not charge Lakewood 
Vista for satellite programming equipment and installation, 
it needs the potential revenue from wireless internet 
service to Lakewood Vista. This requires the telephone 
lines of subscribers. Legal considerations also reduce the 
potential number of current subscribers of satellite TC 
services whose antenna could be removed in favor of service 
via the central antenna supplied by MHO Networks.  
 
At this time the MHO Network approach does not look 
promising. Efforts underway are directed toward completing 
the study by the next board meeting. Unit owner’s approval 
will be sought if a recommendable approach is developed.

meeting will be held on NOVEMBER 3, 2005, 7:00 P.M. IN THE 
CLBHOUSE. Please mark your calendars.

in attendance to discuss construction defect priorities.  
 
A presentation from a new lawn care company will be made  
 
A decision should be made on satellite dishes (hopefully).

Snow Removal Policy  
 
Winter is on its way and the snow flying is inevitable.  
The policy for snow removal is as follows:  
 
Once it stops snowing and at least 2 inches has fallen, 
sidewalks will be cleared. All exterior sidewalks will be 
cleared plus stairs with clearance to the front door. Once 
over 4 inches of snow has fallen, plowing will take place 
of all the drives. If six inches has fallen and it 
continues to snow, we will make every effort to shovel and 
plow a path through the drives. At such time the snow has 
stopped, complete removal will be done. Our community is 
hard to clear of snow. We do not have great storage areas. 
In heavy snows, efforts can be delayed due to the 
difficulty in getting around the city. Please be patient.  
 
 
Did you know. . .  
Owner Maintenance of Unit, Section 5.1 of the Declaration  
Each Owner of a Unit shall be responsible for cleaning 
sweeping, and keeping clear of the Limited Common Elements 
(including the Exclusive Use Areas (appurtenant to the Unit 
such, the Patio and/or Balcony of his Unit. Each Owner of 
a Unit shall be responsible for the maintenance and repair 
of doors and windows enclosing his Unit, the interior of 
his Unit, including walls, floors, plumbing (within the 
Unit Boundaries) and ceilings and also all appliances 
whether “built-in” or freestanding within a Unit. The 
Owner shall also be responsible for the maintenance and 
repair (and damage as a result of any repair) of the 
plumbing, gas electrical, T.V. cable systems and air 
conditioning, heating Units and ducts servicing the Unit, 
including computer and television cable equipment and 
connections. 
 
In other words, if you experience a plumbing leak and it 
damages another unit, it is your responsibility to repair 
all plumbing and damage. Please file a claim with your 
insurance company.  
 
Landscaping – We should see some work in the rock beds this 
winter.  
 
Concrete – If you are waiting for a concrete repair, please 
be patient. There is currently a shortage of concrete or 
more specifically the Portland cement mix which is a major 
component in concrete. This shortage is expected to 
continue into 2006. We will get your concrete work done as 
soon as we can!!

responsibility of watch captain, contact the management 
company and we will pass on your name to the appropriate 
person.  
 
The CLUBHOUSE is available for rental. If you have an 
interest in using the clubhouse, please call the management 
company to reserve. Remember, $200 for the deposit which 
is fully refundable providing it is left in a clean and 
sanitary condition with a $30 usage fee. Also be aware 
that you cannot exclusively reserve the pool with the 
clubhouse.  
 
PLAYGROUND  
 
The playground equipment is available for younger children 
only. No BIG KIDS, please!! 
 
Board meetings are held on the second Thursday of each 
month – 7:00 p.m. in the clubhouse. (Except in November)
